Rights in land and buildings, sorted out through facts and records
We act for claimants and defendants in civil disputes over property, including lease deposits, title and registration, access roads and boundaries.
Matters we handle
01 Leases and deposits
We handle disputes over deposit refunds and handing back premises, claims for use charges and repairs after a lease ends, and interference with a commercial tenant's key money, for landlords or tenants. A frequent issue is that returning the deposit and handing back the premises are concurrent obligations.
02 Registration and title
We handle claims to transfer or cancel title registrations, cancellation of mortgages, termination of title trusts, acquisition by prescription, and confirmation of title to unregistered land passed down from earlier generations. We have also acted in land title cases involving clans and the State.
03 Access, boundaries and recovery of land
We handle confirmation of a right of passage for landlocked plots and removal of obstructions, boundary disputes with neighbors, removal of buildings or structures put up on another's land and recovery of that land, and unjust enrichment claims for unauthorized occupation.
04 Sale contracts and co-owned land
We handle disputes over rescinding property sale contracts and returning deposits or purchase money, contested authority of agents, and a seller's liability for defects in land sold. We also act in partition cases for land owned by several people.
Real estate & lease success stories
Outcomes in property disputes, as confirmed by the courts' judgments.
How it works
- 1
Consultation and document review
Start from what survives
We establish what still exists, the contract, correspondence, transfer records, site photographs, work logs. In larger claims this stage effectively sets the boundary of what can be argued.
- 2
Framing the issues
Deciding what to contest
We settle which items to claim and which to contest, and fill gaps through requests for fact-finding and document production orders. Where appraisal is needed, its items and scope are designed here.
- 3
Filing or responding
Where the court process begins
We file the complaint or the defence and take the matter through hearings, responding to the other side and applying for appraisal, witness examination and other steps as needed.
- 4
Judgment, settlement and enforcement
Through to recovery
The matter concludes by judgment or settlement, and we weigh an appeal where that is in point. Even a win leaves enforcement to be done if the other side does not comply.
